Refund Policy

All tickets (admission and parking) are non-refundable. The event will take place rain or shine. However, you can modify your tickets online for free until 11:59 PM the day before your scheduled visit.


Parking Information

General Parking (Oversized, Membership): Enter via Grand Ave & Cherry Valley Blvd.

Preferred Parking (Prepaid Only): Enter via Frontier Trail & Overland Trail.

Parking can sell out on busy days, so please reserve your parking online in advance.


If Parking is Sold Out

Free parking is available along Highland Springs Ave and Cherry Valley Blvd. Please do not park on the side of the road adjacent to 123 Farm, as this area is reserved for parking entry lines. Be sure to observe and follow any posted no-parking signs on surrounding streets.


Timed Entry for Tickets

Only guests with early admission tickets for the 5-6 PM time slot are allowed to enter the grounds early. If you don’t have a ticket for this time, you can arrive anytime after 6 PM, unless premium ticket options are available for entry between 6-7 PM on specific days.

If you are running late, simply join the entry line; no need to call or adjust your tickets.

Once inside, you may stay as long as you wish until the grounds close at 10 PM.

Members

If you have a current membership (Blue, Family, or VIP), you do not need to reserve tickets or purchase parking. Simply bring your membership card and ID, and visit us any day we're open. We reserve a limited number of parking spaces for members, though parking is on a first-come, first-served basis and availability may vary daily. For the best chance of securing a parking spot, we recommend arriving early (around 4:30 pm) or later in the evening (after 8:30 pm).

Please note, we are not accepting new members this year. However, current members with renewal periods this year can still renew as long as the membership is set to auto-renew.

No refunds will be issued to members who purchase parking or admission tickets.

Refund/Cancellation Policy - FAQ

1. Are refunds available for this event?

   No, all ticket sales are final, and there are no refunds.


2. Is there a time limit on how long I can stay at Christmas Nights?  

   No, you can stay as long as you'd like. Admission times are set to help manage traffic and ease congestion around the property and neighborhood.


3. What if I can’t attend after purchasing tickets?  

   Tickets are non-refundable. However, if you're unable to attend, your ticket can be used as a credit toward any of our future festivals for up to 365 days (1 year) from the original event date.


4. What happens if the event is postponed?  

   In the case of postponement (due to high winds or a power outage), your ticket will serve as a rain check for the next scheduled date and time. By accepting this policy, you release all operators, employees, and agents from any claims.


5. Are cash or credit card refunds available? 

   No, we do not offer cash or credit card refunds under any circumstances.


6. What if I can’t find my ticket email? 

   Don’t worry if you can’t locate your ticket email! Our admission staff will be able to look up your ticket when you arrive for check-in.


7. 123 Farm reserves the right to refuse service or orders for any purchase.


8. Are tickets available at the door?

   No, tickets cannot be purchased at the door. Please make sure to buy your tickets in advance.

9. I reserved a private dining room or a private s'mores pit. Is admission and parking included?

   No, admission and parking are not included with your dining room or s'mores pit reservation. These must be purchased separately.
